Another area that we might be interested in purchasing property would be the YSU college campus area. This is also a tricky place to buy due to the spotty neighbourhoods that surround the YSU campus. We would be really selective in this area, but are warming up to the area due to the new developments and student body expansion of YSU. Closer to the university the better and we are not interested in investing in any type of war zones, abandoned neighbourhoods or areas plagued with crime.
Most homes in the YSU area need a ton of work, so the price of the home has to be low to make sense. For example, a house that is priced at 25-30k in this area sounds cheap, but if it needs 30-40k in repairs it gets real expensive and we would be better off buying in another area altogether.
Please contact us in regards to your property or listing that you are selling. Youngstown is definitely on the rebound, but in some areas still has a long ways to go. We are not interested in properties located in the war zones near downtown, or any other neighbourhood where every other house is abandoned or scheduled to be torn down. A:Great question! Unlike most investors we try our best to offer what makes sense for both parties. When making an offer we will be transparent throughout the entire process. Below is a list of issues that might cause a lower offer.
- Property needs a ton of repairs. (roof, blacktop, garage, boilder, windows, etc.)
- Low rent rolls.
- The area where the property is located might not demand the same rents of other neighborhoods
