Campbell is a niche city where we like to purchase if located in the right area. Just like Youngstown, we are very selective on where we purchase in this area. Currently, we are invested in the east part of Campbell going towards Pennsylvania and would like to purchase more in this area. Lot’s of homeowners versus renters and the local residents seem to keep their houses up. We wouldn’t be interested in any of the neighborhoods getting close to Youngstown where you will see more abandoned homes and a lack of pride. We do like Campbell moving more towards Struthers and the Mahoning RIver. These neighborhoods seem well kept which will allow us to attract and keep a decent tenant when we rent the unit out. If you have a multi-family property, 4 units or more we would like it if the property wasn’t grouped together among other multi-family buildings unless those were for sale as well. HOW WE PURCHASE CAMPBELL REAL ESTATE
- Like our other properties in Campbell we will pay cash depending on the property value.
- We will use financing if possible, so we don’t lock up as much cash if possible.
- We will purchase the property or real estate in, “as is” condition. We have a rehab team that typically guts the property regardless unless it’s in great shape.
Q:What areas are you not interested in purchasing in Campbell?
A:We like investing in Campbell in all areas as long as it makes sense. For example if the property sits in a neighborhood plagued with crime or other abandoned homes we would not be interested. We typically find moving away from the borders of Youngstown proves to be a little more stable and attracts renters.
Q:Do you just, “lowball” people on their homes hoping they say yes to you?
A:No, we want to make a deal just like you want to sell your home. We will be upfront with you throughout the entire process and will typically know fairly quickly on what we can offer for your property. Once again, if it needs repairs that will be priced into the offer that we present to you.
Q:I’m a homeowner and want to sell it myself. Is that something I can arrange with your company?
A:Yes, we work with homeowners direct when selling their properties. This is a good way to save on commissions since you already have a buyer. We also work with local real estate brokers as well, but just might cost you more money when paying out commissions.
Q: I’m a real estate agent and have a listing on the local MLS and wanted to know if you would be interested?
